Dear Dave:
This letter is to inform you that your request for approval of Riverchase Club Addition.
Preliminary Plat, located at the northwest corner of Beltline Road and MacArthur Boulevard,
was recommended for denial by the Coppell Planning and Zoning Commission on Thursday,
March 24, 1994.
Based on your March 24th request for reasons the Commission denied your plat (letter addressed
to Chairman Tunnell), the following reasons are stated as being of most concern to the
Commission:
The March 24th Plat included a notation that three-story buildings could be constructed
on the site. Our Zoning Ordinance does not allow three-story buildings on this parcel.
The plat does not comply with zoning regulations.
Of continuing Commission concern were issues related to traffic, health and safety
issues, such as drainage, EMF, the amount and location of open space, etc.
These are the major reasons I observed for denial of your Plat. I direct your attention to Section
VIII of our Subdivision Ordinance, requirements for Preliminary Plats for compliance with our
standards.

Dear Ms. Tunnell:
The undersigned is the property owner and applicant in the
matter referenced above. Pursuant to Section 212.009(e) of the
Local Government, the City authority responsible for approving
plats must certify the reasons for the action taken on an
application. Previously, we have requested certified reasons for
actions taken on former plat applications for the same property
subject to this application, but have not received certified
reasons.
This letter is being delivered to you pursuant to that section
of the Local Government Code to request certified reasons for the
action taken by the Coppell Planning and Zoning Commission on March
24, 1994, on the plat referenced above. Please certify the
specific sections of the City of Coppell Subdivision Ordinance that
the subject plat application fails to satisfy.
