Ragsdale Vice President Republic Property Group, inc. 8440 Walnut Hill Lane, 8th Floor Dallas, Iexas "-'~I RE: THE VILLAGES OF R!VERCHASE ZONING - COPPELL, TEXAS Dear Mr. Ragsdale: Based on your request for zoning information, the Coppell approved the zoning showing on Attachment A as follows: City Council Tract 5 - March 10, 1992 Tracts 3, 4, 6~ 7~ 9, 10, 12-14 - September 18, 1990 Attachment B outlines a tract by tract zoning classification. Zoning ordinance #9i500-A-16 finalizing zoning on Tract 5 was approved by the City Council on March 10, 1992; and zoning ordinance #91500-A-4 finalizing zoning on Tracts 3, 4, 6, 7, 9, !0, and 12-14 was approved by the City Council on September 10, 1991. On September 24, 1991, the City Council approved a zoning change request on Tract 4 from (SF-9} to {PD-SF-9). This approval contained the following conditions: 1) Completion of Riverchase Drive from existing Roadway to Sandy Lake Road. 2) Landscaping along Riverchase Drive must be completed and maintained by the Homeowners Association. 3} 2,000 square foot minimum air-conditioned house size. 4} All landscape along Riverchase Drive will be irrigated. On September 24, 1991, the City Council also modified the landscaping requirement of the linear park (TP&L easement}. The approved plan requires: 1 The construction and landscaping of berms along MacArthur Boulevard and Sandy Lake Road, and irrigation of same. 2 The planting of grass in the easement, and 3 Maintenance of the linear park by the Riverchase Homeowners Association. In addition, and for your information, Council also directed staff to procure open space dedication in lieu of the monetary contribution option often used in plat requests, on future development requests in this area of the City. The platting of tracts 6, 7, 10 and 15 will require landscapin§ of Beltline Road in accordance with the City of Coppell landscaping guidelines. The platting of tract 6 and 7 will require the construction of a roadway from Riverchase Drive to Beltline Road. The platting of tract 5 will require the construction of a road from tract 5 to MacArthur Boulevard in order to provide a second point of ingress/egress.
