Texas 75019 214-462-0022 FAX 214-393-0948 March 9, 1994 RE: Northlake Woodlands East, #10, Phase B, Final Plat (Resubmittal) Dear Sirs: This letter is to inform you that your request for approval of Northlake Woodlands East, #10, Phase B. Final Plat (Resubmittal), located along the east side of MacArthur Boulevard and north of Bethel School Road, was recommended for approval, as submitted, by the Coppell City Council on Tuesday, March 8, 1994. The following conditions apply: (1) (2) (3) (4) (5) The drainage easement must be labeled on the east side of Lot 2, Block E; an off-site sanitary sewer easement must be provided between Bethel School Road and Willet Drive; off-site easement will be needed south of Lots 15 & 16, Block 9 and south of Bethel School Road near MacArthur Blvd.; the drainage easement between Lots 15 & 16 must be twenty feet in width; and signed development agreement stating that Bethel School Road will be extended from LOt 9 in Block F to MacArthur Boulevard when either (a) 25 percent of the lots contained within the subdivision have been sold or Co) within one year of this Final Plat approval, whichever comes fn'st. No construction may begin until the plat has been filed with the Dallas County Plat Records Department. Approval of this plat is valid for six (6) months from the City Council agenda date. If the plat has not been submitted to the Planning Department prior to September 5, 1994, the plat shall be deemed null and void and resubmittal shall be required.
