Box 478 Coppell, Texas 75019 214-462-0022 December 20, 1993 Riverchase Plaza, Ltd. 5501 LBJ Freeway, Suite 905 Dallas, TX 75240 RE: Riverchase Plaza, Prelimina~ Plat Dear Sirs: This letter is to inform you that your request for approval of Riverchase Plaza, Preliminary Plat, located along the northeast corner of Beltline Road and MacArthur Boulevard, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, December 16, 1993. The following conditions apply: the proposed 15 foot utility easement south of Riverchase Drive should be a minimum 20 foot wide; and a more detailed drainage study will be required before a final plat can be reviewed. Because of traffic concerns expressed by the Engineering Department, the applicant is requested to undertake a traffic study (not unlike the one undertaken when Boston Chicken was contemplating a move west of MacArthur, south of this area). StaWs concerns include: a. vehicles wanting to go south on MacArthur must make a u-turn at Riverchase or the existing median, or will have to exit on Riverchase and go through the MacArthur/Riverchase intersection; b. the overall ingress/egress to/from the property; and c. median reconfigurafion. The date scheduled for consideration by the Coppell City Council is Tuesday, January 11, 1994, at 7:30 p.m. A representative for this case must be present at the City Council meeting.
