Re: Riverchase Zoning
Dear Alan:
This letter is intended
to clear up a possible
misunderstanding about a part of my letter to the City of
February 25, 1985, incorporated as Exhibit "B" to City
Ordinance No. 297-A-21, the rezoning for Riverchase.
Please refer to points (1) and (2) on page 2 of my letter of
February 25, 1985. It was our intent and the intent of the
Coppell City Council that both reclamation and construction
of the golf course improvements proceed forward as quickly
as possible. Construction of the golf course improvements
was one of the requirements for going forward and not
subject to our other volunteered restrictions itself. The
words, "no building permits," in item (1), page 2 of my
letter, referred to building permits other than for
buildings required by the city's restrictions themselves.
In addition, the Council at the time our zoning was approved
assured us the City would not enforce a rigid interpretation
of the elements volunteered in my letter but was looking for
general satisfaction of the items by us in good faith. City
Council members were concerned that we not reclaim half the
property, sell it off and leave the remaining half in an
unusable and, possibly, unsightly condition. As you know,
we have proceeded forward in good faith and the reclamation
is nearly complete. Please refer to the letter from Nathan
D. Maier Consulting Engineers, Inc. to the City that is
enclosed.

It is vitally important to both the Riverchase development
and the City of Coppell that the Riverchase golf course be
open for play at the earliest possible date. We would
appreciate your assisting Ken James and the American Golf
people in their efforts to build the initial building
facilities. If we can provide any further information or

Re: Progress of Riverchase Reclamation
NDM No.: 87-12-150
Dear Staff:
This is to summarize the progress of the flooodplain reclamation within
the RiverchaSe project.
The relocation of the M.U.D. force main, the removal of the solid waste
material from the retail site, and the construction of all culverts, drop
structures, and drainage pipe is now 100 percent complete. The placement of
fill material has been inhibited by the failure of the first three dirt con-
tractors to successfully complete their contracts. However, we are happy to
report that the fourth contractor is rapidly nearing the completion of this
final phase of construction.
The earth moving is approximately 85 percent complete and is scheduled to
conclude by June 1, 1988, per our current contract. If we are lucky enough to
have a relatively dry spring this year, we think we will be finished in mid
May.
We are sure that you are as pleased as we are that this long and complex
project will soon be completed.
