Include in a) b} c) d) the tabulations of required landscaping: Feature landscaping [. 15 x (Land Area - Building footprint area)] Interior vehicular landscaping [. 10 x area of vehicular pavement] Perimeter landscaping [15' wide landscape buffer adjacent to a street and 10~ wide landscape buffer adjacent to a property line] Provide required trees ratios for interior, perimeter, and non-vehicular areas The total of required landscaping, vehicular pavement, non-vehicular pavement and building footprint cannot exceed site area. Reduce landscape plans to 24" x 36" sheet. The western boundary line on the Landscape Plan for Tract B does not track with the Site Plan. Tract B appears to be extremely short on landscaping. Provide on the Landscape Plan a plant summary table indicating type, quantity, and size of all proposed planting material. 7. Submit an irrigation plan. Indicated how the site will be served with power. If underground service wdl be available on the north side of Wrangler Road, staff suggests that the existing pole 'Oe remove0 from the site Myers and Crow developed to the east. All loading areas facing a street is required to be screened with a 6 foot high masonry wall ( brick, stone or concrete). It appears on the landscape plan you are opting with a living screen (3 foot high berm with trees planted on top of a berm for Tract C). Note that City Council will have to approve the modification to the screening wall requirement. On Tract B the living screen is less extensive, City Council may be reluctant to modify the screening treatment. 10. 11. 12. Applicant may want to consider enclosing the truck court on Tract B with a masonry screening wall. The enclosed area would be exempt from any landscaping requirement. This would improve the landscaping shortage on Tract B. Another option would be to reduce the size of 145,000 square foot building. Provide greater color and building material detail on the building elevations. Also, if you intend to have any signage attached to the building or a monument sign you are required to provide sign elevations. Bring a color board sample of all building materials to the April 2nd DRC meeting. Provide side elevations of Building 4. Substitute the labeling of elevations from front, side and rear to north, south, east and west.. Match building numbers on the Site Plan with the building designations shown on the building elevations. Note: A. B. Staff written comments will be taxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the April 2nd Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the April 2nd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, April 7th to resubmit eighteen (18) folded copies of revise0 plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department~
