Preliminary Plat Comments: 1. Any improvements within the TRA easement will require prior approval from TRA.
2. A drainage easement on the southern part of the property should be provided that
includes all the drainage system.
3. The 30 foot common access easement along the north side of the site should also be a
fire lane.
Site Plan Comments:
1. You should reevaluate the location of the southern most drive approach into the facility.
2. The sign should be relocated outside of the existing easement on the south side of the
site.
3. The fire lane adjacent to the north side of the site should be constructed.
4. The meter should include double check valves.
5. The easement along the southern side of the property should be labeled.
Landscape Plan Comments:
1. You should reevaluate the location of the Bald Cyprus tree at your north exit to allow
for greater visibility out of the site.
Irrigation Plan Comments:
1. You should reevaluate the current layout of your irrigation system on the south side of
the site. The majority of this system is located within various easements and if those
easements ever need to be accessed more than seven irrigation lines would be damaged.
2. The double check valve for your irrigation system should be located in the right-of-way
of Riverchase Drive not on-site.
