Denton Tap, North of Belt Line DRC Date: February 28, 2002 & March 7, 2002 Planning & Zoning Commi.qsion Meeting: March 21, 2001 City Council Meeting: April 9, 2001 SITE PLAN 1. Need to note on the site plan the dimension of the dumpster area, and note that it will be screened with an 8' screening devise as detailed on Sheet A2, Building Elevations. 2. Need to provide the details, including materials, color, size, font, etc., for the proposed monument sign. Per the Section 12- 29-4, of the Sign Ordinance, monument signs on sites two acres in area or less must meet the following criteria:. · Maximum size - 40 square feet. · Maximum height - four feet. 3. Correct proposed zoning to: PD-195 for office uses with the following conditions: · There shall be a maximum of 12,000 square feet of medical office, and the remaining 7,400 square feet shall be professional office, other than medical. · All parking shall be constructed with the first phase of development. · The driveway along the southern property line shall be construct to full width with the first phase of development. 4. Delete the portion of the mutual access easement which dead-ends into the Riverside Church property. 5. Revise parking calculations to indicate professional office at 1 space per 300 square feet and medical office at one space per 175 square feet. 6. Need to specify the height, location and fixture type for the parking lot lighting. 7. Need to graphically indicate the existing 30 ft. access easement as filed in Vol. 92138, page 2020. LANDSCAPE PLAN 1. Revise the name of project to be consistent with other sheets, Callahan, vs Cahan 2. Two trees are required in the islands which serve double rows of parking. The 20 parking spaces in front of the building require three additional trees. These three trees can be relocated from other parking lot areas to fulfill this requirement. 3. Please provide an irrigation plan for the landscaped areas. BUILDING ELEVATIONS 1. Need to provide the details, including materials, color, size, font, etc., for the proposed attached sign, as indicated on the colored elevation. 2. Need to rectify the differences in the manufacturer's specificatiOns in the brick on the elevations verses the color board. Page 1 of 2 3. On February 12, 2002 the City Council approved the following modifications to the zoning ordinance as it relates to the masonry requirements in the office, retail and commercial districts, please verify that the proposed building is in compliance with these regulations. · All structures shall be 80 percent masonry exterior exclusive of doom and windows.- need to exclude glass from the calculations of masonry, with this exclusion, verify that the non-masonry material (stucco) exceeds the maximum of 20% requirement. · Masonry is further defined as brick and stone of earth-tone colors, other brick colors shall be permitted as accent materials provided that, in combination, accent brick and non-masonry material do not exceed the 20 percent non- masonry benchmark, on any one faqade., again, verify that the non-masonry material (stucco)and the accent brick do not exceed the maximum of 20% requirement. · Pitched roofs shall have roofing material of a lusterless neutral/earthtone or green color. Green colors shall be limited to dark forest greens, gray greens, pale bluish-gray greens, slate greens and copper patina. Metal roofs may be standing seam either with a baked-on lust,ri,ss finish or made of copper. 4. Consider changing the burgundy color for the handrails and trim to a color which reflects the colors and tones of the other selected building materials, and consider eliminating "railings" under the second floor balcony which are not structurally necessary. 5. Consider a material, other than wood, for the dumpster gates. Note: A. Be Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the March 7~ Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the March 7th DRC meeting. Applicants will be asked to show, explain, and defend any revision. A representative for this project is required to attend the meeting. Applicant will have till noon Tuesday, March 12~ to resubmit fourteen (14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one JPEG or Powerpoint Slide of each exhibit to the Planning Department.
