ITEM: PD-195, Callahan Medical Office, zoning change request from C
(Commercial) to PD-195-0 (Planned Development-195-Office), to allow
the construction of an approximately 19,400 square-foot medical office
building on 1,948 acres of property located at 884 S. Denton Tap Road,
north of Belt Line Road, at the request of Gary Gene Olp, GGO
Architects.

Site Plan
1. Adjust the sidewalk so that it will not conflict with the proposed manhole location.
2. Add all appropriate dimensions for the fire lane and access easements.
3. Show the 30-foot access easement which is called out on the adjacent property.
4. Move the handicap ramps so that they line up with the stamped concrete band. They
should also be constructed with stamped concrete. Include any necessary easement.
Utility Plan
1. Consider adding a stub to the water line from the waterline to the south side of the
access easement.
2. Eliminate the conflict between the proposed manhole and the proposed 5-foot
sidewalk.
3. Add easements as requested on the plat.
4. Final drainage design to be resolved during construction plan review.
