ITEM: Cal!ahan Addition, Lot 1, Block 1, Minor Plat, to allow the construction
of an approximately 19,400 square-foot medical office building on 1,948
acres of property located at 884 S. Denton Tap Road, north of Belt Line
Road, at the request of Walter Nelson and Associates.

1. Add volume and page information to all off-site easements shown on the plat.
2. Add the utility easement necessary for the fire vault. Add a dimension from the
easement to tie it down.
3. Add a sidewalk easement for the handicap ramp as per site plan comments.
4. Show the access easement and sidewalk on the adjacent property. Dimension and add
recording information for that easement.
5. Show, label and tie-down the existing 30-foot wide access easement on the adjacent
lot.
6. Add an appropriate access statement in the dedication block of the legal description.
