PLANNED DEVELOPMENT REQUESTS
1. Use Regulations: A building or premise shall be used only
for the following purposes:
(a) Any use permitted in District "SF-18", "SF-12", Section
29.6 of the Coppell Zoning Ordinance.
(b) Such uses as may be permitted under the provisions of
Specific Use Permits in the SF-18, SF-12 Districts of the
Coppell Zoning Ordinance.
2. Height Regulations: No building shall exceed thirty-five
(35) feet or two and one-half (2-1/2) stories in height.
3. Area Regulations:
A) Size of Yards:
(1) Front Yard: There shall be a front yard having a depth
of not less than twenty-five (25) feet.
(2) Side Yard: There shall be a side yard on each side
of the lot having a width of not less than eight (8) feet.
A side yard adjacent to a side street shall not be less
than fifteen (15) feet.
(3) Rear Yard: There shall be a rear yard having a depth
of not less that twenty (20) feet.
B) Size of Lot:
(1) Lot Area:
(a) No building shall be constructed on any lot of less
than nine thousand (9,000) square feet on lots adjacent
to the golf course.
(b) No building shall be constructed on any lot of less
than eight thousand four hundred (8,400) square feet on
interior subdivision lots.
(c) The average lot size within the subdivision shall not
be less than eight thousand six hundred (8,600) square
feet.
2. Lot Width:
(a) The width of the lots adjacent to the golf course shall
not be less than seventy-five (75) feet, measured at the
midpoint of the lot depth.
(b) The width of the interior subdivision lots shall be
not less than seventy (70) feet, measured at the midpoint
of the lot depth.
3. Lot Depth: The average depth of the lots shall not be less
than one hundred feet.
(c) Minimum Dwelling Size: The minimum floor area of any
dwelling shall be sixteen hundred (1,600) square feet,
exclusive of garages, breezeways and porches.
(d) Lot Coverage: In no case shall more than thirty-five
(35) percent of the total lot area be covered by the
combined area of the main building and accessory buildings.
4. Parking Regulations: Two (2) enclosed parking spaces Per
unit behind the front yard line. Off-street parking spaces shall
be provided in accordance with the requirements for specific
uses set forth in section 29 of the Coppell Zoning Ordinance.
5. Type of Exterior Construction: At least eighty (80) percent
of the exterior walls of the first floor of all structures shall
be of masonry construction exclusive of doors, windows and the
area above the top plate line. Each story above the first floor
of a straight wall structure shall be at least eight (80) percent
masonry exclusive of doors, windows and the area above the top
plate line. Stucco type construction is permitted only by a
specific use permit.
6. Street Curves: The centerline radius of a residential street
shall be no less than two hundred (200) feet.
7. Alleys: The lots adjacent to the golf course shall not be
required to have alley access.
