Dear Mrs. Callahan:
This letter is to inform you that Case No. PD-195, Callahan Medical/Office Addition, zoning change
request from C (Commercial) to PD-195-O (Planned Development-195-Office), to allow the construction
of an approximately 19,400 square-foot medical/office building on 1.948 acres of property located at 884
S. Denton Tap Road, north of Belt Line Road, was recommended for approval by the Coppell Planning and
Zoning Commission on Thursday, March 21, 2002, subject to the following conditions:

The notation "30 foot access easement, vol. 92138, page 2020" be removed from the site
plan.
The southern half of the shared driveway along the property line of the Callahan
tract be defined by meets and bounds and dedicated by separate instrument as a
fire lane and access easement.
Indicate on the Site Plan the parking spaces that will be constructed with Phase 1
and, in the future, with Phase 2 development.
Revise notes on the site plan and landscape plan to reflect the height of the
light poles as indicated on the elevations (26'-6").
Relocate the light poles on the site plan and the landscape plan, on the rear
parking lot to allow for the required trees at the end of the parking islands.
Indicate that the raceway for the attached sign will match the color of the material
on which it is mounted.
7) Revising the elevations to specify the greystone color for the railings and supports.

The date scheduled for consideration by the Coppell City Council is Tuesday, April 9, 2002, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at
City Hall. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect conditions as
recommended by the Planning and Zoning Commission. Therefore, please revise and/or submit to the
Planning Department four folded copies of all exhibits on or before 12 noon, Wednesday, March 27t~.
Also, please submit one (1) 8 1/2 x 11 paper reduction of each revision, along with one jpeg, tif or similar
electronic file.
