Indicate with dashed lines where the additional parking would be located to fulfill the required parking of 1/1000 for initial development as well as for the future expansion area. 2. Add vicinity map to site plan. 3. Need to add proposed square footage of expansion area. 4. Need to add zoning on surrounding properties. 5. Need to label TXU easement along Freeport Parkway. 6. Indicate locations and screening for refuse facilities and mechanical equipment. 7. The site plan indicates a screening wall along the southern end of the truck court, what is the height, dimension, materials and color of this wall?. The same type of wall should also be provided along the northern end of the track court given it's visibility fi.om Freeport Parkway. 8. Show lighting facilities, both parking lot and security lighting. 9. Revise Site Data Table to include proposed expansion area, including square footage and required and provided parking, loading and coverage. 10. Dimension all fire lanes and include locations of fire hydrants. Landscape Plan 1. Add dimensions along the property lines. 2. Need to submit 3 copies of irrigation plan 3. The site plan indicates a screening wall along the southern end of the truck dock, is this wall in addition to the 5 eastern red cedars trees? Need to add this wall and the wall at the northern end of the truck dock. 4. Correct alignment of north property line. 5. Need to revise landscape plan to include the expansion area, indicating both required and proposed parking (see comments under Site Plan) to assure that the expansion area can be accommodated with ultimate parking and required landscaping. 6. Along the western and southern property lines, a landscape hedge, berm or wall needs to be included within the 10 foot perimeter landscape areas, per Section 12-34- 8(C) of the Landscape Ordinance. 7. Correct the following discrepancies in the tree counts: · 30 Bald Cypress are indicted on the Plant List, 31 are shown on the plan · The Plant List indicates 120 are bring provided (121 are shown on the plan), · The Landscape Tabulations indicate that 128 trees are being provided 8. Eastern Red Cedar needs to be specified as a minimum of 3" caliper. Page 1 of 2 9.It is suggested that additional relief be added to the large landscape area in front of the office portion of the building, such as berming, low plantings and/or seasonal color. ELEVATIONS: 1. On March 19, 2002 City Council adopted an ordinance which revised the development standards for industrial Buildings, based on the C.I.V.I.C. report recommendations. The provisions applicable to this project are as follows: · Exterior wall surfaces should consist of no more than three earthen colors. The base color may be utilized on up to 80 % of the surface area of any one fagade of a building. An accent color may be used on up to 1% of the surface area of any one fagade. For calculation purposes, wall surfaces should include eaves, gables and parapets, but should exclude roofs, awnings or signs. · Where walls exceed 100 feet in length, additional architectural accents must be included to break up the expanse of the wall. These may include items such as reveals, windows, and wall articulations, among others. Revise the elevations as necessary to comply with these provisions of this ordinance. 2. Consider alternative for standing seam metal roof for office area which is more compatible with rooflines and architectural features of buildings in this immediate area. 3. Add sign elevation as approved in PD186R2, including size, color, materials, etc. 4. Submit a color board at the April 4, 2002 DRC meeting. Note: A. Bo Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the Ap~ ~ Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the April 4th DRC meeting. Applicants will be asked to show, explain, and defend any revision. A representative for this project is required to attend the meeting. Applicant will have till noon Tuesday, April 9th to resubmit fourteen (14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one JPEG, TIF or Powerpoint Slide of each exhibit to the Planning Department.
