RE: Thompson East Addition
Per your request I reviewed the Thompson East Addition for compliance with our
site plan requirements. Attachment "A" is the site plan checklist we provide to
applicants as well as use internally to review site plans. I have checked the
items that are included on the site plan. There are some technical details
missing as indicated on the checklist, however, larger items such as landscape
plan and elevations are completely missing.
Mr. Thompson has drawn several boxes on the plan which are not labeled. Do
we know what they represent? The two boxes he did label are noted as "Tower
Sites". S-1167 for a telecommunications tower was established on this site in
1999, see Attachment "B", Ordinance 91500-A-234, through the public hearing
process as required in 12-32A of the Zoning Ordinance (Attachment "C"). Per
Subsection 6(5), Table 2, of this Ordinance, monopoles, 75 feet or greater in
height shall be separated a minimum of 1,500 feet. Therefore, an additional
tower site would not be supported by the telecommunication ordinance. Co-
location on the existing tower should be available per letter to the Planning
Department from Nextel's representative dated August 10, 1999 (Attachment
"D").
As you are aware in 1992, S-1057 was established for the restaurant/private club
on the subject property. It is my understanding that the approved site plan does
not accurately reflect the existing conditions on the property. Therefore, if it is
the applicant's intent to be in compliance with the provisions of the Zoning
Ordinance and the existing Special Use Permits, then the site plan package
needs to be revised. The attached check lists should assist in this process.
