1. Add location/vicinity map
2. Correct the acreage in the title block. All 4 lots plus the R.O.W. for Star Leaf appears
to equal 50.115 acres.
3. Add dimensions and beatings on all fire lanes.
4. Correct the ownership on the existing water facility site, the City of Coppell (per
current tax records) is the owner of this tract.
5. Provide a note on Lot 4 of the plat that indicates that there will be a 20 hike and bike
trail easement within this lot. The location shall be determined by the Coppell
Leisure Services Department
6. Coordinate with the Engineering Department to determine the location of the
proposed Pedestrian Bridge from the River Ridge Addition to the School
7. Add the name of the subdivision to the east (River Ridge Addition) to the plat.
8. Need to include legal description of property.
9. Need to add building setback lines adjacent to dedicated street rights-of-way.
10. Plat should be titled Lot 1 - 4, Block A of the St. Joseph Addition
11. Add a note to the Preliminary Plat stating that the final plat shall not be filed prior to
the release of the updated F.E.M.A. maps (August 2001), indicating that this property
has been removed from the flood plain.
12. On the Site Plan, correct the name Sandy Leaf to Sandy Lake.

Please revise plats, site plans, landscape plans, and building elevations based on
staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the June 7th Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the June 7th
DRC meeting. Applicants will be asked to show, explain and defend any revision.
An Engineer for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, June 12t~ to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and
JPEG files of each exhibit to the Planning Department.
