ITEM: St. Joseph Addition, Lots 1-4, Block A, Preliminary Plat, request to allow the
development of a Retirement Community and municipal facilities on
approximately 51.17 acres of property located along the south side of Sandy
Lake Road, 1200' east of MacArthur Boulevard, at the request of St. Joseph
Village, Incorporated.

1. Right-of-way dedication will be required adjacent to Sandy Lake Road. The City can provide
right-of-way dedication documents for Sandy Lake Road.
2. Need to determine if the City of Irving water line easement document permits a street to be
constructed over the water line easement.
3. Water utility easements (20' x 20') need to be dedication for proposed water vaults.
4. It is my understanding that the existing storm drainage easement that was dedicated to run
across the southern portion of the property will not be used. Therefore, this easement should
be abandoned by a separate instrument document.
5. Provide minimum finished floor elevations for proposed building.
6. In August of 2001 the flood plain limits will change on this site. To ensure that there will be
no conflicts, show the proposed new flood plain limit line and label as "proposed 100 year
flood plain".
