AFTER P&Z
1. A 20' x 20' easement is required for the water meters and vault.
2. The 20' Utility Easement along Denton Tap and S.H. 121 should read "20' Sidewalk and
Utility Easement".
3. An easement may need to be granted to TxDOT for the driveway curb return from the
deceleration lane.
4. TxDOT has two additional requirements for the driveway on S.H. 121. A "One-Way" (R6-
1R) sign must be erected opposite the driveway and the pedestrian ramps may not be
constructed within the driveway radius. A copy of the new specifications will be provided to
the applicant.

RE: New Driveway Standards
Dear Mr. Griffin:
This letter is to serve as your notification that The Texas Department of Transportation (TxDOT)
has adopted two new driveway standards. Specifically, we are now requiring a "One-Way" sign
(R6-IR) to be erected on the opposite side of the roadway in front of all driveways that access
any frontage road. The sign is to be set on a Type "A" mount with a Triangular Slip Base and
placed a minimum distance of 2 ft. from the back of the curb while 6 ft is preferred, if possible.
The sign standards are labeled R(2)-97, SMD(I) and SMD(5)-98.
Secondly, when constructing a sidewalk in state-owned right-of-way near the proposed driveway,
all pedestrian ramps will need to conform to the attached standards. In other words, the ramps
can not be located in a driveway radius, even if there is an existing sidewalk in that area. The
ramps must be located at or beyond the tangent. The sidewalk standard is labeled Ramp-00B.
Attached are copies of the two new TxDOT driveway standards. These and other standards can
be downloaded from our website at www.dot.state.tx.us. Just click on 'Business', then 'TxDOT
CAD Standard Plan Files', and accept the disclaimer. Finally, click on 'Traffic Engineering
Standard Plan Sheets'. Please note that the standards are in MicroStation format.
In order to expedite requests for driveway permits, we are asking you to provide TxDOT with a
letter stating that the city has reviewed the proposed driveway plans and are certain that they are
in compliance with the new standards. The Department appreciates your cooperation in this
