Community CU/MP-DR020425 (2) City of Coppell Development Review Committee Comments Planning Department Community Credit Union Lot 1, Block B Minor Plat DRC Date: April 25 & May 2, 2002 Planning & Zoning Commission Meeting: May 16, 2002 City Council Meeting: June 11, 2002 o o Need to revise franchise utility signature blocks to reflect: · Oncor instead of TXU · AT&T Broadband instead of Paragon Delete "Coppell Branch" from the dedication statement Remove landscape and building setback lines from the plat. Verify that the existing TXU easement (Vol 99070, PG 6858) terminates at southern property line as indicated on the plat, should this easement be extended through the property, it there an issue with the alignment? Define and dimension the R.O.W. for Denton Tap adjacent to the subject property. Move "State of Texas County of Dallas" from the bottom the page to above the surveyor's certificate. Add "Lot 1 Block A" to the City Secretary's signature block. Relocate blanks for filing information to bottom right hand corner of the plat. Verify TxDOT will permit the driveway and the deceleration lane as indicated. Note: A. C. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. ShouM applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the May 2nd Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the May 2~ DRC meeting. Applicants will be asked to show, explain, and defend any revision. A representative for this project is required to attend the meeting. Applicant will have till noon Tuesday, May 7n to resubmit fourteen (14) folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one legible JPEG, TIF, PDF or Powerpoint Slide of each exhibit to the Planning Department.
