Preliminary Plat Enclosed are three (3) copies of the Preliminary Plat, Preliminary Utility Layout and Preliminary Drainage Plan. An identical package has also been forwarded to Shohre Daneshmand for review. These drawings, accompanied by this letter, will address all known comments made on the subject of the Preliminary Plat. Those items not specifically addressed on these Preliminary Drawings are as follows: 1. No cover sheet has been provided. 2. No "Construction Plans" have been provided. These are not submitted at this time due to the preliminary status of the plat. The Preliminary Drainage Plan has been prepared in accordance with the direction of Ms. Shohre Daneshmand. We are prepared to submit Construction Documents in accordance with city Criteria at the appropriate time. According to Mr. Bill Anderson, the dr;bebeing prepared has been conceptually approved by the~y of Copp~ We are in receipt of a Plan/Profile layout depicting--~--ES~ pr--roposed offsite channel noted on our Preliminary Pla% and Drainage Plan. Thi; plan provides for a channel to be constructed from the northwest corner of the Food Lion tract to the southwest corner of Meadow Ridge - Phase I Addition (approximately 600 feet). The calculations for this channel indicate that it will provide capacity for the developed runoff from the entire Commercial Tract and a portion of the School Tract. The plan indicates a 42 or 48 inch diameter pipe outfalling at the northwest corner of the Food Lion Tract at an elevation of 477.9±. Preliminary Grading Schemes indicate a finished floor of 485± which will provide for a dock elevation of 480.5±. In order to provide sufficient cover for the outfall pipe, it will be necessary to fill the open area behind the truck dock area and outfall at a point slightly south of the property line as shown in the attached sketch. 12800 Hillcrest Rd., Suite 200 Dallas, Texas 75230 (214} 490-7090 Fax (214) 490-7099 City of Coppell Taryon Bowman October 1, 1990 Page 2 The drainage system within the Food Lion Tract will be designed to pickup off-site runoff from the area to the east. It is proposed to install pipe to the property lines in two locations. One pipe will provide for the developed runoff from the church and one pipe will provide for the developed runoff from the adjacent commercial property. Ail pipes are designed for the runoff from the 100 year storm. We hope this letter, coupled with the Preliminary Drainage Plan, will answer all of your questions concerning site drainage.
