Lot 2, Block A, Preliminar~ Plat Dear Mr. Wewer: This letter is to inform you that Sandy Lake Addition (Childrens First Academy), Lot 2, Block A, Preliminary Plat, to allow the operation of a day care center on 1.937 acres of property, located on the west side of Samuel Boulevard, approximately 184.93' north of Sandy Lake Road, was approved by the Coppell City Council on Tuesday, July 9, 1996, subject to the following conditions: (1) Engineering Department's comments (attached), and (2) identification and designation of fire lanes adequate to meet fire code requirements for the proposed building. We would remind you that the Subdivision Regulations mandate that a Final Plat must be submitted within nine (9) months of Preliminary Plat approval or it is no longer valid. In addition, Council granted the Planning and Zoning Commission to be the approval authority on your Final Plat. Show visibility triangles at all ingress/egress. 4. Signature block for Floodplain Administrator needs to be put on the plat. 5. Provide utility easement for proposed water vault. 6. Also, provide an easement for existing storm system at southeast corner of property. 7. The connection to the existing private 8" water line located at the southeast corner of the property will not be allowed unless a signed agreement is acquired from the owner of the private water line. The proposed meters located along Samuel Blvd. need to be located in a utility easement so they do not conflict with the proposed sidewalk which will be located in the right-of-way. The undersigned, the City Secretary of the City of Coppell, Texas, hereby certifies that the preliminary plat of the Subdivision or Addition to the City of Coppell was submitted to the City Council on the day of 19 ., and that the Council, by formal action, then and there approved the preliminary plat and by separate motion designated the Planning and Zoning Commission to be the Municipal Authority responsible for the approval of the Final Subdivision Plat of such land and the Final Subdivision Plat of such land need not be brought back for final approval of the City Council unless, through inaction on the part of the Planning and Zoning Commission, such Final Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act within the 30-day period required by law.
