RE: Sandy Lake Addition (Childrens First Academy). Lot 2. Block A. Preliminary_ Plat
Dear Mr. Wewer:
This letter is to inform you that Sandy Lake Addition (Childrens First Academy), Lot 2, Block
A, Preliminary Plat, to allow the operation of a day care center on 1.937 acres of property,
located on the west side of Samuel Boulevard, approximately 184.93' north of Sandy Lake Road,
was recommended for approved by the Coppell Planning and Zoning Commission on Thursday,
June 20, 1996, subject to the following conditions:
(1) Engineering Department's comments (attached), and
(2) identification and designation of fire lanes adequate to meet fire code
requirements for the proposed building.
The Commission expressed an interest in seeing architectural elevations of the proposed
building. Paragraph C. 16 of Section VIII of the Coppell Subdivision Ordinance stipulates that
the Site Plan submitted shall show 8 specific types of information and any other information
deemed appropriate. Based on the Commission's comments, please submit 17 copies of 24" x
36" architectural elevations and 3 copies of 8 1/2" x 11" paper reductions for distribution to
City Council prior to its review of the Preliminary Plat and for future reference when the
Planning and Zoning Commission reviews the Final Plat. We will need this material by the end
of the day Friday, June 28, 1996.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 9, 1996, at
7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application.

Preliminary Plat comments:
1. Show the existing right-of-way dimension of Samuel Blvd.
2. Indicate location of fire lane.
3. Show visibility triangles at all ingress/egress.
4. Signature block for Floodplain Administrator needs to be put on the plat.
5. Provide utility easement for proposed water vault.
6. Also, provide an easement for existing storm system at southeast corner of property.
7. The connection to the existing private 8" water line located at the southeast corner of
the property will not be allowed unless a signed agreement is acquired from the owner
of the private water line.
Preliminary water, sanitary sewer and storm sewer plan comments:
8. The proPOsed meters located along Samuel Blvd. need to be located in a utility
easement so they do not conflict with the proposed sidewalk which will be located in
the right-of-way.
