1) Show adjacent zoning.
2) Provide widths of street right-of-ways.

On landscape plan, parking area along south property line does not show a planter island
which is shown on the site plan. Also, every planter island must contain at least 1 tree.
5) Provide elevations for monument sign.
6) Provide an irrigation plan.

A 10' wide landscape buffer is required along the entire length of the shared driveway on
the south side of the property. Therefore, head-in parking off that driveway is not
permitted.
8) Provide total number of children that will be enrolled at the daycare.
9) Be prepared to discuss how the children drop-off will work.
10) Explain reference to "Exhibit D, Off-Site Easement".

Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the June 6, 1996
Development Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the June 6th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, June llth to resubmit twenty-eight (28) folded
copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one (1)
transparency (8 1/2 x 11) of each exhibit to the Planning Department.
The undersigned, the City Secretary of the City of Coppell, Texas, hereby certifies that t.he
preliminary plat of the Subdivision or Addition to the
City of Coppell was submitted to the City Council on the day of ,
19 , and that the Council, by formal action, then and there approved the preliminary plat
and by separate motion designated the Planning and Zoning Commission to be the Municipal
Authority responsible for the approval of the Final Subdivision Plat of such land and the Final
Subdivision Plat of such land need not be brought back for final approval of the City Council
unless, through inaction on the part of the Planning and Zoning Commission, such Final
Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act
within the 30-day period required by law.

Base flood (including design base flood) elevation data shall be generated for
subdivision proposals and other proposed development including
manufactured home parks and subdivisions if not otherwise provided.
All subdivision proposals including manufactured home parks and subdivisions
shall have adequate drainage provided to reduce exposure to flood hazards.
All subdivision proposals must have the following note placed on the
preliminary and final plat:

All lots within or adjacent to the 100-year floodplain shall have the lowest
floor elevation for eac~ building site shown on the fuutl plat.
When ~ part of a subdivision li~ within or.adjacent .m. the I~
floodplain, a permanent bench m~_rk tied to a designated National ~¢
Vertical Datum marker shall be established within the subdivision at an
access~le location. The bench mnrk and tie shn!] be located and referenced
with all pertinent informn~tion on the final plat along with a registered public
surveyor's seal
When any part of a completed subdivision is within or adjacent to the 100-
year floodplain, the following note must be placed on the ~ plat:
"'I'ne developer, builder, seller, or agent shnll inform in
writing, each prospective buyer of subdivisiOn lots or
property located within special fiood hazard areas of this
site that such property is in an identit~ed flood hazard
area and that all development must conform to the
provisions of the City of Coppell Floodplain
Management Ordinance."
The written notice shall be filed for record in the county Deed of Records
