Submit the Site Plan for Phase 2, at the same scale as the Final Plat, as revised to
accommodate the waterline easement to the City of Irving.
Need written confirmation from the City of Irving that the additional easement
meets with their approval.
Need to label all fire lanes and mutual access easements.
Along the southern property line there is a 15' dimension with no label and a
drainage easement note with no dimension, are these supposed to be one in the
same?
Along Sandy Lake Road, there is a drainage easement note, but the arrow is not
pointing to any thing.
There is also a drainage easement noted with xxx near the west property line, is
this proposed or existing?, if existing, fill in the blanks, if proposed, why is it by
separate instrument?
Along Sandy Lake Road, there is one arrow pointing to 1297.52', where is the
other side to the arrow or the dimension line?
Is additional R.O.W. needed for the deceleration lane as shown on the approved
site plan?
In the Minimum Elevations Table, correct the spelling of "Design."
There appears to be a 15-foot gap between the rights-of-way for Star Leaf and the
TXU Easement (within Lot 2) is this correct?
The abandonment of the existing drainage easement must be recorded prior to
filing this plat so that the volume and page of the abandonment will be noted on
the plat.
Need to verify the location of the proposed trees along revised Sandy Lake Road
R.O.W. in relation to the property line and the drainage area.
Easements are needed for TXU
Revise Franchise Utility signature block to read AT&T Broadband vs. Paragon
Cable
Need to revise the city signature blocks to be as defined in pages 30 and 31 of the
Subdivision Ordinance and as provided to you (attached for reference).

recommendations. ShouM applicant disagree with staff comments please provide
reasons why staff recommendations should not be followed when you attend the
September 6tn _Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the September 6th
DRC meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, September 11,2001 to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and a JPEG
file of each exhibit to the Planning Department.
