Owner let. re moratorium on SF75950 Berkshire Lane Suite 400 Dallas, Texas 75225 (214) 360-1500 PROPERTIES, INC. June 15,1994 Mayor Tom Morton and The City Council of the City of Coppell P.O. Box 478 Coppell, Texas 75019 Re: Rezoning Case No. ZC-553(CH) Dear Mayor and members of the City Council of the City of Coppell, I represent Vista Partners, successor in interest to L&N Land Corporation, the current owner of approximately 16.7 acres of land located in Coppell along the east side of MacArthur Boulevard which is the subject of the above-referenced rezoning case. In yesterday evening's council meeting, there was a motion to place a 60 day development moratorium on two of the tracts in the ZC-553(CH), which lie on the west side of the TU Electric power line. From conversations with city staffand Councilperson Stahly, it is our understanding that the city was solely concerned with the MF-1 property, owned by Republic Properties. As we have articulated with city staff on numerous occasions, we are in favor of the rezoning of our TH-1 property, to the suggested SF-7 zoning designation. However, we are in the process of selling our property and will be coming before the Planning and Zoning Commission in the upcoming weeks with our development plan. The City Planning Department is aware of our intentions with this site and the 60 day development moratorium precludes us from proceeding in this process. It is my understanding that our removal from the 60 day development moratorium can be accomplished as an agenda item at the next council meeting. I urge the city to take the necessary steps to remedy this situation and remove our property from this unnecessary burden. If you have any questions regarding this matter, please call me at the above-shown number. appreciate your attention to this matter. Very truly yours, Dennis K.
