Gentlemen:
This letter is to inform you that, in action taken on Thursday, August 15, 1996, the Coppell
Planning and Zoning Commission approved the final plat referenced above, subject to
engineering comments and compliance with the following conditions:
1)
Recordation of an access easement to the fh'e hydrant to be located on the Coppell
Church of Christ property;
2) The height of the monument sign shall not exceed 4 feet; and
3)
Relocation of proposed tree at the northeast comer of the property to the front yard
adjacent to Samuel Boulevard or other more suitable location.
A copy of the engineering comments is attached. If you have any questions, please contact me

Approval of this Final Plat is valid for six (6) months from the date it was approved. If the
Final Plat has not been submitted to the Planning Department for signatures of City Officials
prior to February 15, 1997, the Plat shall be deemed null and void and resubmittal shall be
required. See the attached checklist for the requirements for executing final plats and replats.

approximately 184.93 feet north of Sandy Lake Road, at the request
of Dowdey, Anderson and Associates, Inc.

1) Indicate location of fire lane.
2) The connection to the existing private 8" water line located at the southeast comer of the
property will not be allowed unless a signed agreement is acquired from the owner of the
private water line.
3) Show visibility sight triangles at all ingress/egress points.
4) Show turning radius of firelane.
5) Site plan shows a 20' access easement. Which one is correct?
6) Label access easement as a fire lane.
Site Plan
1) Provide utility plans and drainage plans.
2) The proposed meters located along Samuel Blvd. need to be located in a utility easement so
they do not conflict with the proposed sidewalk which will be located in the fight-of-way.

FILING OF EXECUTED FINAl. PLATS AND REPLATS
PROCEDURF
Following approval of the final plat by the City Council, and correction of the plat as
required by the City Council, the information listed below must be completed prior to
submi~ion of the Irmal Executed Plat to the Planning Department.
Original signatures on aH plats. Names must be typed or printed below each
signature.
Signature block of Utility Companies, with original signatures of each
representative.
Ten (10) paper copies and two (2) mylars. Paper copies must be folded. You
may submit additional copies for your use; however, one (1) paper copy will
remain with the City prior to filin_~ and, after filing, nine (9) paper copies
and two (2) mylars must be returned to the City.
Clear film positives, 1 each; 1" = 600' and 1" = 200' of the parcel only. (For
plats larger than 20 acres).
· Three (3) 8 1/2" x 11" sheet size, reduced copies of the executed plat.
Transmittal letter, including the name and telephone number of contact
person o
AH blank spaces completed, with the exception of the signature of City
Officials.
When the information listed above is complete; submit ten (10) bluelines, two (2) mylars
and a transmittal letter to the PLaning Department. It will take approximately 3 - 5 weeks,
to review and obtain signatures. Once the proper signatures have been obtained, the
Planning Department will telephone the person listed as representative or contact to pick-up
the plats.
The representative shah submit filing fees and the required number of copies with the
County Clerk. The applicant completes the filing process and returns the required number
of filed copies, reduced copies and clear film positives to the Planning Department. Said
copies shah reflect on each sheet, the volume and page of the Map and Plat Records into
which the plat was filed by the County Clerk. If the final plat has not been submitted for
signatures by City Officials within six (6) months after approval, the plat shah be deemed
null and void, resubmittal shah be required, and current subdivision regulations apply.
