Approximately 18 months ago, a site plan was submitted upon
this property for expansion of a parking lot.
TRANSPORTATION:
Sandy Lake Road is a C4D four-lane divided thoroughfare
contained within an 80 foot right-of-way. It is currently a two-
lane asphalt road being improved to a four-lane divided street.
Moore Road is a C2U, two-lane undivided street built to standard
within a 60 foot right-of-way.

COMPREHENSIVE PLAN:
DISCUSSION:
The Comprehensive Plan shows the property as suitable
for neighborhood retail.
This is a pretty straightforward case of platting two lots, which
meet the requirements of our subdivision regulations. The
projected use of the vacant lot (Lot 2, Block A) is uncertain at
this time other than some form of retail development. Inasmuch
as site plan review will be required when this vacant lot develops,
and the applicant understands that process, staff supports this
request.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Planning Staff recommends approval of the replat in that it meets our platting
requirements.
