RE: Riverview Estates, Final Plat
Dear Mr. Thompson:
This letter is to inform you that Riverview Estates. Final Plat, to allow the development of a 66-
lot residential subdivision on approximately 19.32 acres of property located south of Sandy Lake
Road, approximately 728.42 feet east of Riverehase Drive, was recommended for approval by
the Coppell Planning and Zoning Commission on Thursday, November 21, 1996, subject to the
following conditions:
1)
Council waiver of Section VIH - Preliminary Plat and Plans - of the Subdivision
Ordinance, and waiver of the requirement for approval of a preliminary plat, as
found in Section IX - Final Plat and Plans.
2)
The 15' side building line shown on Lots 1, 13, 14 and 26 of Block B being
shown as a building and fence setback line.
3) Payment of $1,285-per-lot park fee.
4)
Compliance with Engineering Department recommendations as follows:
(a) Need to show median and provide note "To be maintained by H.O.A.'.
(b) Lot 31 should be included in variance for deletion of alley.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 10,
1996, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items which accurately reflect conditions as
recommended by the Planning and Zoning Commission. The submittal deadline for revised
drawings is 9 a.m. Monday, December 2, 1996. Therefore, please submit 17 folded copies
of revised drawings, plus three 8 1/2" x 11' paper reductions on or before that date.
The drawing which requires changes in order to comply
recommendations is: Final Plat.
