Riverview Est/FP-DR 961031 City of Coppell Development Review Committee Comments Planning Department Riverview Estates, Final Plat' DRC Date: October 31, 1996 Planning & Zoning Commission Meeting: November 21, 1996 City Council Meeting: December 10, 1996 In November of 1995 City Council granted a 6-month extension of the validity of the Preliminary Plat of this property as approved in 1991. Therefore, this review has no application unless Council extends the validity of the Preliminary Plat through October 23, 1996. The Preliminary Plat shows 61 lots. The Final Plat shows 66 lots on essentially the same street and alley configuration. Planning staff will recommend that, if the validity of the Preliminary Plat is extended, it should be conditional upon the number of lots in the subdivision remaining no greater than 61. If Council agrees to extend the Preliminary Plat and permit a greater number of lots in the Final Plat, planning staff will recommend that the additional lots be subject to roadway impact fees and park fees. The block fronting Sunrise Drive needs to be shown as Block C and the lots renumbered. If the number of lots facing the south side of Grapevine Creek Drive is to remain 13, there needs to be an adjustment to give as much additional lot width to Lot 13 as possible. Planning staff recommends that the alley between Lots 6 and 7 be removed to accomplish that result. Lot 29, Block A, looks to be less than 9000 square feet. We suggest that the west line be radial to the street and calculated to provide a 9000 square foot lot. We believe this would improve the buildable area for LOt 30. There needs to be an indication of where the street names change. Trinity l. ane should be Blade Point Drive. Behind LOt 36, there needs to be an alley radius provided to accommodate the turn to the. north on the alley already constructed in Eagle Point Village. Note: A. Staff written comments will be faxed to each applicant. B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the November 7th Development Review Committee (DRC) meeting. C. Each applicant will bring one new set of revised plats and plans to the November 7th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D. Applicant will have till noon Tuesday, November 12th to resubmit seventeen (17) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
