REQUEST:
Final plat approval of Shadowridge
Estates Phase I.
APPLICANT:
Gra-Son Land Inc. represented by
Harold Dixon and Dino Feralli
The applicant is requesting final plat approval for Phase I of the Shadowridge
Estates located in a PD SF-9 zoning district (Planned Development, Single-
family 9000 sq. ft. lots).
This final plat meets all submittal requirements in the zoning district regu-
lations and subdivision requirements.
In addition, this development meets or exceeds the minimum lot size for
SF-9 zoning district by the following breakdown:
a. 9240-9999 sq. ft. lots
b. I0,000-11,999 sq. ft. lots
c. 12,000 or more

STAFF EVALUATION:
There are some concerns expressed in.-re§ard,to the-drainage~and sanitary
sewer design on this project. Wayne Ginn's office has made extensive review of
these matters and has resolved the drainage problem. The sanitary sewer
design is still in review and Mr. Ginn has advised me that they will have
final comments by the first of next week on this design and plans to attend
the P and Z hearing to address his final comments. The plat meets final sub-
mittal requirements, therefore, if Ginn's office is satisfied with the final
design on the sanitary sewer then it is the staff's recommendation that an
approval be made on this final plat.

PLANNING AND ZONING COMMISSION:
There was a concern expressed on Lot 39, Blk. D regarding the accessability of
Alley No. I to Harris Road and vise versa. The applicant is proposing that this
area be dedicated to the City and a screening device be installed to rectify
the problem. The concerns expressed in relation to the drainage and sanitary
sewer designs wi-1 be addressed by Mr. Wayne Ginn the evening of the Council
meeting.
The Planning and Zoning Commission recommended approval by a 3-0 vote.
