Dear Mr. Ferralli:
This firm has reviewed the above plat and construction plans.
We are recommending that it be placed on the current Planning
and Zoning Commission agenda. We will not, however,
recommend that it be placed on the City Council agenda for
approval until the following items are satisfied:
1. A minimum width of 10' is required.for utility easements.
Please furnish names of adjoining land owners on north
and west.
Please provide larger centerline radii for curves C1 and
C6.
Ruby Road appears to be the continuation of Plantation
Drive. Please consider a change of name for Plantation
Drive.
Alleys are required behind residential lots.
provide at all interior locations.
Please
An easement for slope and drainage purposes across the
north property line should be obtained and shown. Please
resolve the conflict with screen walls and alleys.
Please provide any requests for variances along with the
final plat submittal.
8. Provide payment for assessments per ordinance.
In addition to the above items, the construction plans for
this development have been reviewed. We have the following
comments:
1. Please furnish a street lighting plan for review.
2. Please include a drainage area map with this set. The
stated intensities of the increment one map appear
unrealistically low for this development.

Please furnish flushing devices at dead ends of water
mains.
4. Install fire hydrants one foot from property lines.
Clean-outs for ends of sewer mains should be no more than
150' from a manhole.
6. Vertical curves on sewers are not allowed.

Please show crossings of water mains on sewer profiles -
provide 1.5' minimum vertical clearance.
Please review City Streetscape Plan for applicable
provisions. An entrance treatment at Ruby Road/
Plantation Drive with a landscaped median is recommended.
Please consider pavers and other entrance features at
other areas in the subdivision.
Minimum 4:1 slopes should be maintained for the entire
channel width along north property line, or a separate
maintenance agreement should be submitted.
10. Manholes should be 4'-0 diameter, minimum.
11. Valley gutters should be eliminated where possible.
12. Show profiles of centerlines.
Please address the above prior to resubmittal of construction
plans.
