Need to revise franchise utility signature block to reflect Oncor instead of TXU
Revise the year in the City Secretary's signature block from 2001 to 2002.
A condition of approval will be "tree preservation plans, including required
retribution, will be required prior to the issuance of building permits for homes
on these lots".
A condition of approval will be "the existing structures will be removed prior to
the filing of the plat for record in Dallas County".
A 30-foot front building setback line along Shadydale is sufficient to provide
consistency with the other platted building lines along this side of the street.
Consider increasing to the side yard setback adjacent to Shady Oak to 30 feet to
be more consistent with the platted building line on the lot adjacent to the west.

Please revise plats, site plans, landscape plans, and building elevations based
on staff recommendations. Should applicant disagree with staff comments please
provide reasons why staff recommendations should not be followed when you
attend the May 2na Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the May 2nd
DRC meeting. Applicants will be asked to show, explain, and defend any
revision. A representative for this project is required to attend the meeting.
Applicant will have till noon Tuesday, May 7n to resubmit fourteen (14)folded
copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and one
legible JPEG, TIF, PDF or Powerpoint Slide of each exhibit to the Planning
Department.
