June 13, 1985 CONSULTING ENGINEERS Hennessey Engineering, Inc. 1409 Third Street Carrollton, TX 75006 Re: Coppell Shake and Shingle Addition Preliminary Plat Coppell, Texas Gentlemen: Our firm has reviewed the above referenced plat for conformance with the City of Coppell Zoning and Subdivision Ordinances. We are recommending that this item be placed on the June 20, 1985 Planning and Zoning Commission agenda for approval. We do, however, have the following comments: Approval for the development is contingent upon approval by the adjacent railroad for making improvements on railroad right-of-way. 2. Please confirm setback required from railroad right-of-way. e A 40' radius on the cul-de-sac satisfies the subdivision ordinance. A larger radius to accommodate truck traffic is suggested. e In order to provide for future needs, an extension of the fire lane and sanitary sewer to the east property line is required. LOCATION: General location of property is Beltline Rd, East of North Lakes Drive. REQUEST: The applicant is requesting approval of preliminary plat on Shake & Shingle Addition. APPLICANT: Robert & Kathy Ingle. Engineering Firm: Hennessey Engineering, Inc. GENERAL DESCRIPTION: The applicant proposes to build an office building, two storage buildings, and a warehouse. The property is zoned LI. STAFF EVALUATION: After extensive review and analysis of this request, the City Engineer recommends approval.
