Gentlemen:
Our firm has reviewed the above referenced plat for conformance
with the City of Coppell Zoning and Subdivision Ordinances. We
are recommending that this item be placed on the June 20, 1985
Planning and Zoning Commission agenda for approval. We do,
however, have the following comments:
Approval for the development is contingent upon approval by
the adjacent railroad for making improvements on railroad
right-of-way.
2. Please confirm setback required from railroad right-of-way.

A 40' radius on the cul-de-sac satisfies the subdivision
ordinance. A larger radius to accommodate truck traffic is
suggested.

In order to provide for future needs, an extension of the
fire lane and sanitary sewer to the east property line is
required.
Please resolve the above items prior to final plat approval.
