Re: Preliminary Plat

Gentlemen:
We have reviewed the preliminary plat for the above referenced project for
conformance to City of Coppell Standards. Prior to being placed on the
Council agenda as a preliminary plat, the following items should be addressed:
1.
Provide a drainage area map indicating offsite drainage contributing to
the project along with a drainage area map of the project area and storm
drainage design criteria.
2. Provide 25' dedication along Sandy Lake Road for future widening.
3. Provide typical road cross section. For "zero lot line" lots, provide
minimum 37' wide street back to back of curb.
4. Minimum size for sanitary sewer and water shall be 8" diameter. No
curves in sewer mains.
5. Provide documentation that easement at northwest corner of property has
been secured.
