Prior to our recommendation that this item be placed on the City Council agenda, however, the following points must be addressed: A separate plan with profile of the 3 streets must be pro- vided. Please show stationing of all curb returns. Please show radius of curb at Sandy Lake Road. 0 Provide 20:1 taper of Summer Place Drive where overall width decreases from 42' to 37'. 3. Provide minimum 0.5% grade on City streets. 0 Please provide certified copy of drainage easement or agree- ment between developer and property owner to the west. 5. Please show limits of offsite drainage. 6. Please show drainage area and culvert for Sandy Lake Road. At Cottonwood Drive and Sandy Lake Road, please provide stone facing on all headwalls visible to public traffic. Please verify adequacy of existing 6" sewer main in Cottonwood Drive. Please show estimated flow and capacity. 9. The 8" water main needs to be ·looped,· i.e., connected to another main in the City system. 10. The general notes on sheet 8 need to be revised to reflect the following City standards~ a. Ductile iron pipe for water mains. b. VCP is not allowed for sewer mains. c. Jetting is not allowed for backfilling. d. Allowable sanitary sewer leakage is 100 gallons per pipe mile per day per inch of diameter. 12. Please show water line crossings on sanitary sewer profiles. 13. Please provide engineer's or landscape architect's seal on pertinent drawings. 14. Please submit street light plan.
