approved, the plat will allow for the construction of

Dear Taryon:
We have reviewed the above referenced subject and offer the
following comments.
Applicant should escrow, at this time, their portion of
funds required for the future improvements to Sandy Lake
Road. This roadway is classified ultimately as a 6-lane
divided major thoroughfare. Based on a future estimated
cost of $200.00 per front foot for this roadway and 60.43 LF
of frontage still unimproved, the escrow should be in the
amount of $12,086.00. The actual amount due to the City
will be based on the actual cost when constructed and the
escrow account adjusted accordingly at that time. This
escrow will be required in lieu of the construction of a
half street.
Applicant should add to the final plat the Floodplain Permit
note as required per the City's Comprehensive Floodplain
Ordinance, paragraph 4, page 34. This particular parcel,
however, will be "Not Applicable" regarding a Floodplain
Development Permit.

Dear Mr. Pafford:
I am writing this letter in regards to the comments we received
from you dated December 5, 1988. The placement of the water
meter and double check valve will be located and shown on the
construction drawings that will be submitted to the city.
Also, the car wash tie-in will be shown and located on the same
construction drawings. I am enclosing a copy of your letter
for the Planning and Zoning Committee's reference.

Following my review of the revi~ed plat, I have the following comments
to make.
Need to show placement of water meter and double check valve
with written explanation for each (note the sizes).
2) Show water tie-in for the car wash on site.
If comments cannot be addressed prior to Dec. 15, 1988, Planning &
· Zoning meeting,, please 'submit a letter stating that these comments
will be addressed in the construction plans.
Also, attached you will find a letter addressing the Water and Sewer
fees.
