RE: Summit at the Springs. Preliminary Plat
Gentlemen:
This letter is to inform you that Summit at the Springs, Preliminary Plat, to allow the planned
development of a 70-lot single-family residential subdivision on 29.88 acres of property, located
on the south side of Bethel Road, approximately 500' west of Denton Tap Road, was approved
by the Coppell City Council on Tuesday, June 11, 1996, subject to Engineering comments (copy
attached).
In addition, Council granted the Planning and Zoning Commission to be the approval authority
on your Final Plat.

Landscaping Plans:
The Pr~llml-ary Entry Development East Entry Scheme 2 shows .the roadway
coming off Of Bethel Road to be 15 feet in width, however, the plat shows 21 feet in
width. These should be consistent. Also, the exit should be a minimum of 25 feet
in width.
These are informational comments and should have no bearing on the approval of the plat:
1. Some type of slope protection may be required in the bend of Grapevine Creek
adjacent to lot 45, Block B and Lot lX, Block A.
2. A floodplain reclamation study will be required.
3. There will be no parking on the street for lots adjacent to the narrow paving for the
