Gentlemen:
This letter is to inform you that Summit at the Springs, Preliminary Plat, to allow the planned
development of a 70-lot single-family residential subdivision on 29.88 acres of property, located
on the south side of Bethel Road, approximately 500' west of Denton Tap Road, was
recommended for approval by the Coppell Planning and Zoning Commission on Thursday, May
16, 1996, subject to Engineering comments (copy attached).
The date scheduled for consideration by the Coppell City Council is Tuesday, June 11, 1996,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application.

Landscaping Plans:
The Preliminary Entry Development East Entry Scheme 2 shows the roadway
coming off of Bethel Road to be 15 feet in width, however, the plat shows 21 feet in
width. These should be consistent. Also, the exit should be a minimum of 25 feet
in width.
These are informational comments and should have no bearing on the approval of the plat:
1. Some type of slope protection may be required in the bend of Grapevine Creek
adjacent to lot 45, Block B and Lot 1X, Block A.
2. A floodplain reclamation study will be required.
3. There will be no parking on the street for lots adjacent to the narrow paving for the
streets and cul-de-sacs.
4. Impact fees will be required.
