RE: Summit at the Springs. Final Plat
Gentlemen:
This letter is to inform you that Summit at the Springs, Final Plat (Phase I), to allow the planned
development of a 55-1ot single-family residential subdivision on 20.96 acres of property, located
on the south side of Bethel Road, approximately 500' west of Denton Tap Road, was approved
by the Coppell Planning and Zoning Commission on Thursday, June 20, 1996, subject to the
following conditions:

Final plat title block should read "Summit at the Springs, Phase I".
Show and label all easements.
The Preliminary Entry Development East Entry Scheme 2 needs to show width
of the roadway coming off of Bethel Road.
For your information, you may be required to provide some type of slope protection in the bend
of Grapevine Creek adjacent to Lot 45, Block B and Lot IX, Block A. Also, please be advised
that impact fees must be paid prior to the submission of the final executed plat. Also, prior to
the issuance of a building permit, this Final Plat must be filed with the Dallas County Plat
Records Department. Approval is valid for six (6) months. If the Final Plat has not been f'fled
for record with the County prior to December 20, 1996, the plat shall be deemed null and void
and resubmittal shall be required. See the attached checklist for the requirements for executing
Final Plats and Replats.
