TRANSPORTATION: Bethel Road is a 2-1ane undivided asphalt road with side ditches ia a 50'-wide right-of-way, proposed to be a C2U collector street with curb and gutter inside a 50'-wide right-of-way from South Coppell Road to Grapevine Creek. SURROUNDING LAND USE & ZONING: North- South - East- West - vacant; "C' Commercial Pinkerton Elementary School; "C' Commercial vacant; ~PD-108, LI' Planned Development, Light Industrial Grapevine Springs Park; ~PD-108,LI' Planned Development, Light Industrial Item//16 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for medium density residential uses. DISCUSSION: The purpose of this mending plat is to correct various bearing and dimensions shown on Lots 6 through 12, 20, 21, and 25 in Block B and Lots 2 through 7, 18, 19, 22, and 23 in Block C. The corrections are as follows: Lots 6-12, Block B: bearing changes from N61008' 34'W to N61°08' 33'E. Lot 20, Block B: distance changes from 61.53' to 62.86' and 89.21' to 90.53. Lot 21, Block B: distance change from 46.85' to 48.17'. Lot 25, Block B: distance change from 94.92' to 94.88'. Lots 2-7, Block C: bearing changes from N61°08' 34'E to N61' 08' 33'E. Lot 18, Block C: distance change from 13.55' to 13.60'. Lot 19, Block C: distance changes from 26.30' to 26.18' and 101.14' to 106.41'. Lot 22, Block C: distance changes from 144.10' to 146.36' and 17.74' to 17.79'. Lot 23, Block C: distance change from 126.41' to 127.10'. Once approved and recorded this amending plat is controlling over the preceding plat. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval of the amending plat subject to the following changes being made: The distance reference of 14' on Lot 6, Block D appears to be incomplete (the previous plat showed it 14.15') Correct amending lot reference to Lots 2-7, Block C. j 3) Correct bearing reference on Lot 3, Block C to read N61 ° 08' 33" E. J 4) Show radius dimension of Armstrong Blvd. cul-de-sac.
