An amending plat for Phase I was reviewed and approved by the Planning and Zoning Commission on July 16, 1998. TRANSPORTATION: Bethel Road is a 2-lane undivided asphalt road with side ditches in a 50'-wide fight-of-way, proposed to be a C2U collector street with curb and gutter inside a 50'-wide fight-of-way fxom South Coppell Road to Grapevine Creek. Item # 7 SURROUNDING LAND USE & ZONING: North- South - East- West - Single family; PD-SF-9 Single family; PD-SF-9 Vacant; C Single family; PD-SF-9 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for medium density residential uses. DISCUSSION: The purpose of this replat is to eliminate the lot line between Lots 3 and 4, Block B and to allow the creation of a single residential lot on .504 acres of property. The builder is proposing to construct a 6,000 square foot house on this half an acre lot. The replat conforms with the previously approved amending plat. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the replat subject to all easements to remain clear of obstructions.
