The Comprehensive Plan shows the property suitable for
neighborhood retail uses.

DISCUSSION:
The office use, building design and material selections will provide a
suitable transition from the retail use on the corner of Parkway and Denton
Tap to the residential neighborhoods west of Cottonwood Creek. The site
layout and landscape plans comply with City requirements, except that the
public sidewalks need to align with the brick paver band in the driveway.
Since the paver band is inside the property line, a sidewalk easement will
be required.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the site plan, subject to alignment of the
public sidewalks with the brick paver band in the driveway entrance and
provision of sidewalk easements as necessary.
