Dear Taryon:
We have reviewed the above referenced project and offer the
following comments.
Regarding the Final Plat we address the following items.
At time of final platting, applicant shall be required to
submit an escrow of $90,007.00 for their one-half cost
obligation to Coppell Road. This amount is based on a
$100.00 per front foot estimated cost. The actual amount
due to the City will be based on the actual cost when
constructed and the escrow account adjusted accordingly at
that time. This escrow will be required in lieu of the
construction of a half street. The city shall provide an
escrow agreement to the applicant to be executed prior to
the final plat appearing before City Council.
Alleys in Blocks B & C appear to be questionable regarding
sight distance provided due to layout proposed.
Prior to final platting, submit a Floodplain study for
review by the City's Floodplain Administrator, Mr. Russell
Doyle, P.E., showing how the determination was made to allow
shifting the 100 yr floodplain limit line from its original
location indicated when SF-0 was proposed to the present
location submitted with the SF-9 proposal.
4. Add Trench Safety Plans to the construction plans.
Ail other construction plan comments are indicated on the
plans.
15' drainage easement needs to be provided yet between lots
17 & 18 to provide for positive emergency overflow for storm
runoff.

We have no objections to the final plat if the applicant
addresses the above items appropriately.
