Box 478 Coppell, TX 75019 Re: Shadow Woods Estates Final Plat & Construction Plans DRC - Engineering Dept. Dear Taryon: We have reviewed the above referenced project and offer the following comments. Regarding the Final Plat we address the following items. Per the City's Comprehensive Floodplain Management Ordinance (CFMO), a permanent benchmark must be referenced on the plat. This benchmark must be tied to the City's Reference Marks (NGVD). Please reference pages 33-35 of the CFMO. At time of final platting, applicant shall be required to submit an escrow of $90,007.00 for their one-half cost obligation to Coppell Road. This amount is based on a $100.00 per front foot estimated cost. The actual amount due to the City will be based on- the actual cost when constructed and the escrow account adjusted accordingly at that time. This escrow will be required in lieu of the construction of a half street. The city shall provide an escrow agreement to the applicant to be executed prior to the final plat appearing before City Council. Alleys in Blocks B & C apDear to be questionable reqardinq sight distance provided due to layout proposed.
