BEING a 15 ft. wide Sanitary Sewer Easement situated in the John Vest
Survey Abstract No. 1508 in the City of Coppell, Dallas County, Texas;
and being a part of that certain tract conveyed to Thomas J. Mchale on
October 19, 1976 as recorded in the Deed Records of Dallas County,
Texas; and being more particularly described as follows:
COMMENCING at 1/2" iron rod found on the centerline of Coppell Road
(Variable width ROW), and on the East line of said John Vest Survey;
said point being South 0~ 47'50' East a distance of 182.01 ft. from a
railroad spike found at the Northeast corner of said Vest Survey;
Thence South 89° 55'22" West, departing said centerline, for a distance
of 664.75 ft. to the POINT OF BEGINNING:
THENCE South 89° 55'22' West, for a distance of 17.62 ft. to a point
for the beginning of a circular curve to the left;
THENCE along said circular curve to the left having a central angle of
02°47'38", a radius of 192.50 ft., a tangent length of 4.69 ft.,
and a chord of North 3~ 26'42" West 9.39 ft., for an arc length
of 9.39 ft. to a point on the East line of an existing 30 ft.
Sanitary Sewer Easement to the Coppell Municipal Utility
District No.1 as recorded in Volume 75142 Page 1343 of the Deed
Records of Dallas County, Texas;
THENCENorth 4f 40'43" East, along said East line, for a distance of
10.84 ft. to a point for corner;
THENCE North 37021'04" East, continuing along said East line, for a
distance of 4.58 ft. to a point for the beginniog of a circular
curve to the right;
THENCE departing said East line with said circular curve to the right,
having a central angle of 06°27'16., a radius of 207.50 ft., a
tangent length of 11.70 ft., and a chord of South 3~37'38' East
23.36 ft., for an arc length of 23.38 ft. to the POINT OF
BEGINNING and containing 0.0056 Acres (244 Sq. Ft ~ of land.
