Box 478 Coppell, TX 75019 Re: Shadow Woods Estates Addition Zoning, Preliminary Plat, Water, Sewer and Drainage DRC - Engineering Dear Taryon: We offer the following comments regarding the above referenced zoning exhibit, preliminary plat, water, sewer and drainage plans. 32.5' wide right-of-way dedication required along Coppell Road as per DeShazo, Starek & Tang's traffic study. Prior to final platting, submit a floodplain study for review by the City's Floodplain Administrator, Mr. Russell Doyle, P.E., showing how the determination was made to allow shifting the 100 yr floodplain limit line from its original location indicated when SF-0 was proposed to the present location submitted with the SF-7 proposal. Block A, between lots 21 and 22 provide a 15' drainage easement. At time of final platting, applicant shall be required to submit an escrow of $90,007.00 for their one-half cost obligation to Coppell Road. This amount is based on a $100.00 per front foot estimated cost. The actual amount due to the City will be based on the actual cost when constructed and the escrow account adjusted accordingly at that time. This escrow will be required in lieu of the construction of a half street. Preliminary Water and Sewer plans - minimum 8" sanitary sewer mains allowed per Sub-Division Ordinance or request a variance.
