Box 478 Coppell, TX 75019 Re: Shadow Woods Estates Addition Preliminary Plat, Water, Sewer and Drainage DRC - Engineering Dear Taryon: We offer the following comments regarding the above referenced preliminary plat, water, sewer and drainage plans. 32.5' wide right-of-way dedication required along Coppell Road as per DeShazo, Starek & Tang's traffic study. Prior to final platting, submit floodplain reclamation study for review by the City's Floodplain Administrator, Mr. Russell Doyle, P.E., and for submittal to FEMA for Conditional Letter of Map Revision. Add floodplain development permit note to the plat as per the City's Comprehensive Floodplain Management Ordinance, page 34. At time of final platting, applicant shall be required to submit an escrow of $87,070.00 for their one-half cost obligation to Coppell Road. This amount is based on a $100.00 per front foot estimated cost. The actual amount due to the City will be based on the actual cost when constructed and the escrow account adjusted accordingly at that time. This escrow will be required in lieu of the construction of a half street. 5. Preliminary Water and Sewer plans - no objections. e Per drainage plan, no open ditch drainage allowed along Coppell Road or need to request a variance on the preliminary plat.
