Dear Taryon:
We offer the following comments regarding the above referenced
preliminary plat.
47.5' wide right-of-way dedication required along Coppell
Road per City staff or submit a traffic study. Dedication
should match the width required for Coppell Road along the
Shadow Ridge Estates, 3rd Increment final plat currently
before the city.
Indicate screening walls where required (ie.,
etc.).
along alleys,
Submit floodplain reclamation study for review by the City's
Floodplain Administrator, Mr. Russell Doyle, P.E., and for
submittal to FEMA for Conditional Letter of Map Revision.
Also indicate 100 yr. floodplain limit on plat.
Indicate by name, volume and page number the owner of the
retail tract to the north of subject tract.
Indicate preliminary plat as sheet number 1 of 1. Rename
and re-number sheets 2/3 and 3/3 to be preliminary water,
sewer and drainage plans, respectively.
Add 15' drainage easement between lots 22 and 23 to
accommodate proposed 27" storm sewer.
At time of final platting, applicant shall be required to
submit an escrow of $87,070.00 for their one-half cost
obligation to Coppell Road. This amount is based on a
$100.00 per front foot estimated cost. The actual amount
due to the City will be based on the actual cost when
constructed and the escrow account adjusted accordingly at
that time. This escrow will be required in lieu of the
construction of a half street.
