Texas 75019 214 - 462-0022 FAX 214 - 393-0948 May 11, 1994 Mr. Tim House 400 Parkview Place Coppell, TX 75019 RE: The Sonic Addition, Final Plat Dear Mr. House: This letter is to inform you that your request to approve The Sonic Addition, Final Plat, located approximately 1,330 feet south of Parkway Boulevard, along the west side of Denton Tap Road, was approved by the Coppell City Council on Tuesday, May 10, 1994. The following conditions apply: A 10-foot sidewalk and utility easement on the north side of the right-of-way dedication be shown on the Final Plat; and before being presented to City Council; a 6-foot right-of-way dedication and an additional 10-foot sidewalk and utility easement be shown by separate instrument on the Hinckley property immediately to the south; the access easement on the north be indicated on the current plat, prior to filing the plat, and clarification that partial thickness brick can be used on roof supports. No construction may begin until the plat has been filed with the Dallas County Plat Records Department. Approval of this plat is valid for six (6) months from the City Council agenda date. If the plat has not been submitted to the Planning Department prior to November 10, 1994, the plat shall be deemed null and void and resubmittal shall be required.
