Smart Start Sh/PP-DR 981029 City of Coppell Development Review Committee Comments Planning Department Smart Start School Addition, Preliminary Plat and Site Plan Review DRC Date: October 29, 1998 Planning & Zoning Commission Meeting: City Council Meeting: December 8, 1998 November 19, 1998 Change Natches Trail Drive to Natches Trace Drive on all exhibits, as well as on the vicinity maps. We presume that the 50'-wide strip of land to be established adjacent to Denton Tap Road has a purpose. Please provide information in that regard. Provide a 30" high screening on the south and east sides of the row of 15 parking spaces shown on the south side of the property. Also, screen the western portion of the vinyl coated chain link fence with the Nellie R. Stevens hedge. Indicate on the landscape plan the color of the vinyl coated chain link fence. 4. All parking pavement must be set back 15' along Natches Trace Drive. Provide on the landscape plan required tree requirements for interior, perimeter and non-vehicular landscaping. o Provide a notation to the effect that additional electric wiring shall be underground and that mechanical equipment, electrical equipment and utility meters shall be either placed in inconspicuous locations or screened from view. 7. Modify the city signature blocks, see attachment. 8. Submit an irrigation plan. Note: A. B. Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the November 5th Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the November 5th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, November 10th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
