RE: Smart Start School Addition. Preliminary_ Plat and Site Plan
Dear Mr. Sammal:
This letter is to inform you that the Smart Start School Addition. PreliminaW Plat and Site
Plan, to allow the development of a 8,909 square foot day nursery on 1.65 acres of property
located along the south side of Natches Trace Drive; approximately 250' east of Denton Tap
Road, were recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, November 19, 1998, subject to the following conditions:
CQNDITIONS FOR PRELIMINARY PLAT:
1) Change road identification to reflect Natches Trace Drive on all exhibits.
2)
Provide a notation on all drawings that additional electrical wiring shall be
underground and that mechanical equipment, electrical equipment and utility
meters shall be either placed in inconspicuous locations or screened fi'om
view.
3) Signature blocks be modified (TU/Lone Star, in particular)
4) Compliance with Building Inspection and Fire Department comments.
CONDITIONS FOR SITE PLAN:
1) Change road identification to reflect Natches Trace Drive on all exhibits.

Plant material screening parking areas needs to be 30" tall, not 24" as shown
on the Landscaping Plan.

Specify color of brick and trip before City Council Meeting on December
Three additional Cedar Elms to be added to the~utside of the screening fence,
as volunteered by the applicant.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 8, 1998,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application. City Council has instructed staff to include
in its agenda packets only those items which accurately reflect conditions as recommended by the
Planning and Zoning Commission. The submittal deadline for revised drawings is ~
Tuesday. November 24t~. Therefore, please submit 17 folded copies of the revised drawings on or
before that date.
The drawings which require change in order to comply with the Planning and Zoning
recommendations are: Preliminary Plat, Architect's and Engineering Site Plans and Landscape
Plan. We also need by 12 noon, Tuesday, November 24% 17 additional copies of the Architect's
Elevations to forward on to Council.
